Flims looks inward

AlpeanGlow

A planning decision supplies the news; Sulai supplies a useful distinction between two ways of owning a mountain apartment.

On 15 October, the canton approved a partial revision of Flims’s local plan. The package reduces residential, mixed and central building zones by about 154,245 square metres and encourages development within the settlement through revised densities and building obligations. For a buyer, the useful question is how a particular plot or building sits within that framework. The decision is not an approval of every project marketed in Flims.

Sulai, on Via Nova in Flims Dorf, is newly selected here for the contrast within its own sales offer. Maisonette 8 is advertised as a 130-square-metre, 4.5-room unrestricted second home outside the letting pool. Swiss room counts include living space; they are not bedroom counts. The project’s managed apartments instead permit up to ten weeks of owner use annually, with a maximum of three in each high season.

That difference should determine the shortlist before finishes do. A household wanting spontaneous, extended visits is asking a different question from an owner willing to book personal stays around a hotel operation. The managed model delegates part of the practical burden, while the calendar becomes a contractual matter.

Maisonette 8: price on enquiry. Request the unit’s current sales status, handover programme and registered use conditions. The project’s marketing description is not a substitute for those documents.
